ABeleven is 222 en-suite rooms and studios on Willowbank Road, with every utility bill, the Wi-Fi and the gym included in one figure. Union Street is twelve minutes' walk from the door and the railway station sixteen; Robert Gordon is a twenty-minute bus and the University of Aberdeen twenty-nine.
None of that changes between academic years. Tell the team what you are after for next September and they will take it from there — and if you want a room sooner, there are rooms available now.
Rooms you can book online today are for 2026/27. For next September, talk to the team.
Why plan early
- The widest choice of room type and floor goes to the people who ask first.
- If you want to live with friends, it is far easier to arrange before rooms are allocated than after.
- A UK guarantor takes time to sort out, and so does the university paperwork international students need for a visa. Starting early means neither ends up deciding where you live.
No deadline and no deposit at this stage — an enquiry is just a conversation.

The same two categories will be on sale for 2027/28 as this year: en-suite rooms in shared flats, and self-contained studios with their own kitchenette. Flexible tenancies, including semester and short stays.

Guarantor options are available, and what applies depends on your course, your funding and how long you are staying — so talk to the team and they will tell you what works for you.

Booking for 2027/28
- Can I book for 2027/28 now?
- Yes — talk to the team. Send us an enquiry with your dates and what you are after, ask for a viewing if you want one, and the team will take it from there.
- How much is a room for 2027/28?
- Rates for 2027/28 have not been set. This site publishes no prices at all; prices for the current year sit with Homes for Students and depend on the room type and how long you stay. Ask the team and they will tell you what applies.
- Can I view before I book?
- Yes, in person or by video call. Ask for one on the enquiry form, say which you would prefer, and the team will arrange it.
- Can I book with a friend?
- Yes. The enquiry form asks how many rooms you need, so say so there and the team will work from that when rooms are released.
- What if I do not get the grades, or my visa is delayed?
- Homes for Students publishes two terms on its booking page. No Place, No Pay: "If your university cancels your course, or you don't get a place, you can cancel without penalty." No Visa, No Pay: "If you don't get your Visa, you can cancel without penalty." Full terms are confirmed at the point of booking.
